Different fees, charges and securities are required to be submitted to the Town throughout the development process.
- Building Fees: Our By-laws include Building Permit Fees that are required upon submission of a Building Permit Application to the Town of Caledon. These fees are dependent on the type of application
- Planning Fees: Planning fees for various Development Applications are found in the Fees By-law. These fees are dependent on the application type and are required throughout the processing of the application from the initial submission to approval or registration. Click here for more information.
Securities are required by the Town to ensure that site works are completed in accordance with an approval. Securities are posted with the Town when finalizing a building permit (in the case of pools, lot grading, etc.) or when approaching approval of a development application (site plan, plan of subdivision, etc.) For more information, visit our Securities page.
Development Charges are imposed to collect funds for capital works or services resulting from new growth. These charges are payable prior to the issuance of a Building Permit. For more information about By-laws, rates and studies, visit our Development Charges page.
The Town of Caledon collects Cash-in-Lieu of Parkland and Cash-in-Lieu of Parking. Cash-in-Lieu of Parkland is collected prior to the issuance of a Building Permit and is used for maintaining or creating parks and trails across the Town. Minimum, median and maximum wage estimates for a range of occupations in the larger Toronto Region are displayed on the Federal Government Job Bank website. The wages are specific to an occupation and provide information on earnings of workers at the regional level. Wages for most occupations are also provided at the national and provincial level. In Canada, all jobs are associated with one specific occupational grouping which is determined by the National Occupational Classification (NOC).
Community Improvement Plans
How does the Town of Caledon’s Community Improvement Plan Financial Incentive Programs work?
Financial Incentive Programs are available to those landowners within the Community Improvement Project Areas that meet the general eligibility requirements. Some projects may be eligible for more than one of the Financial Incentive Programs.
Step 1 | Pre-application consultation - schedule a meeting with the CIP Administrator to review any preliminary plans.
Step 2 | Apply - submit completed application form and required supporting materials such as detailed work plans, cost estimates and contracts, and applicable reports. Upon review and, if approved, an agreement with the Town will be signed and work may begin on your project.
Step 3 | Perform work - obtain all applicable permits from the Town of Caledon during your project. All costs are to be paid by the applicant during this process.
Step 4 | Verify - final supporting documentation to be provided by the applicant. Once all program requirements have been met, payment of the approved grant in accordance with the general and specific program eligibility requirements will be issued.

Green Development Program
How does the Town of Caledon’s Green Development Program work?
The Town of Caledon’s Green Development Program is voluntary. Our flexible program accommodates a wide range of green building strategies to fit the goals of your commercial or industrial project.
Apply | When you apply for a building permit with the Town of Caledon, fill out the “Application for Development Charge Discount – Green Development”. Remember to include certification/stamp/signature from an architect or engineer that verifies the LEED standard or green technologies to be incorporated. Development charges are paid at the time of building permit issuance – green builders pay the discounted applicable development charge, and provide a Letter of Credit in the amount of the discount.
Build | Obtain all applicable permits from the Town of Caledon during your construction process.
Verify | Within three years of building completion, provide the Town of Caledon with certification/stamp/signature from an architect or engineer that confirms the LEED standard achieved or the green technologies implemented. The Town of Caledon will then release your Letter of Credit.
